How to effectively sell your home in a slow Maui market?



So what can I do to sell my Maui home or condo more effectively? Pricing your home to current sales in the last three months is really important. Have your Realtor do a price comparable of homes recently sold. You might also think about getting an early appraisal.

This will also help all potential buyers get a reality check. In some cases, you might price a little under the last sell being the market is still slow and hasn’t hit bottom.
I would recommend getting an early home inspection. This will save you time, so your buyer has full disclosure. You can also list any defects, if you want to use an AS-IS Addendum. I would also recommend getting the termite inspection done during your inspection period, so that there are no late disclosures late in the game.

Very important is to use an experience Realtor. Marketing your home through the Internet is hugh. The number of buyers on line is close to 87%, and most likely they will see your home on line before they even walk in your front door. Networking with other realtors to promote your home is very important. I have sold homes from working out in the gym or surfing with other realtors. Realtors are always promoting their properties with each other. This can be very effective.

Last is curb appeal. Clean up the yard, and if needed, apply fresh paint. It is amazing what a few plants can do to add charm. Some times buyers are on line and they need a connection to your home.
