Changing Maui Real Estate Market

One thing I always notice is life is always changing. Seasons come and go, the same as ocean tides change as we watch the moon rotate from half to a full moon. We are heading toward the end of summer and people are thinking a head for winter and mentally preparing.
This is not so different from today’s Maui real estate market. We had a season of climbing prices and everybody was happy going with the tide. If you were able to get in the water at the right tide you probably had a good ride. Well the tide has come in and the flow of sales has slowed down. We are seeing that the mortgage companies were a little to lose and we are seeing the currents sweeping away properties in the mainland in the form of foreclosures and short sales.
So being that life is always changing how does this affect me? Well I see a new swell coming in and as the tide moves out and adjust, I see opportunity. Prices have been really high in the Maui real estate market and now we are in a market correction. I would say that it is a good season for buyers. I see that people that were sitting on the beach are now paddling out into the line up. Positioning is very important and timing is ripe to find great values. It’s a lot like picking shells on the beach, patience is the key. If you are a seller you better waked up, you should do a surf check and check the tide, it is moving out. Pricing is the key to moving your property. So the tide is changing in the real estate market. It comes down to how we are positioned and always check your tide charts to see how the waves are today.
