7. A visit to up country Maui, to old Makawao Town. In the old days this was a cowboy town. During the 4th of July Rodeo it was not uncommon to have a drunken cowboy ride his horse into the local watering hole. Things have changed now they leave the horse our side.
8. Visit North Shore Maui for some amazing surfing and windsurfing at Hookipa beach Park. Hookipa is my home break, where my sons grew up surfing. On a Hugh day you can watch some of the best windsurfers in the world riding some amazing waves.
9. Kanaha Park is a very international windsurfing spot. You will meet people from all over the world and it brings them back every year for the trade winds and good sailing. This is my favorite place to sail.
10. Paia Fish market on the north shore has great fish sandwiches and tap beer. A favorite of visitor and locals a like.

What is happening in the Maui real estate market? I do believe we are seeing prices coming down for Maui homes and condos. Maui has always been a destination for people looking for sun and great beaches. The upper end of the market has slow down, but will survive. Last year was slow with buyers waiting to see prices come down.
Now we are seeing people purchasing new homes and condos. Over the years during slow markets places like Wailea, Kaanapali and Kapalua have always been a great source of continue market share of steady sales. Where there is a will there is a way, the market will continue, as prices have to adjust to the reality of the market. With Short Sales and Bank Sales taking place even in the higher end of the market. This is causing sellers to have to adjust to the new market set by recent sales prices. Looking for a Realtor!

So how do you find the right Realtor? One of the most common ways is word of mouth. Maybe a friend of a friend, from a neighbor that might recommend a Realtor. Word of mouth is always a good source, because they have first hand experience. Then there is the auntie that has a real estate license. You might have heard this, I have to list with my auntie or I am in serious trouble. Usually with this process of finding an agent you are all ready in trouble out of the gate. If your auntie is a professional, by all means use her. Other wise keep looking.

Then there is the agent that is diligent in sending out farming material to neighborhoods. This to me is a sign of a hard working real estate agent worthy of an interview. From there you can access from their presentation and marketing plan if this might be your agent. Another way that is effective is on the internet. You can learn a lot about an agent from there ranking and how efficient they are as far as internet technology. They might also have a bio-page, and you can get a feel if this might be the right agent for you. From there you proceed with the interview to see if it’s a fit.

Bottom line you’re looking for an agent with years of experience in the market place, integrity, positive attitude, and good working relationship with other agents in your community. Winter Time in Maui

It is now February and we are enjoying a beautiful winter. I talk to travelers from the cold country and they mention how we don’t have the four seasons. That may be, but we do have a change from winter to summer. This time of year the winds blow sometimes from the north bringing cold winds. You might even put on a sweater or dress a little warmer at night.
Winter this time of year you have the sugar cane flowering. This to me is also a sign of winter. Recently my daughter Meili and my wife went on an 8 mile hike into Olinda forest. Tempatures were cool and feeling very much like the mountains, being at 2700 elevation. This is a fun thing to do with the family. In the forest you will experience different vegetation, plant growth, and native trees, like Sandalwood and Koa trees.

Another sign of winter is when the southerly winds blow. This affects the weather in Wailea with rain, and the north shore with great conditions for surf. In the winter you might want to head out to the north shore and check the surf. This is my home; I surf and windsurf on Maui’s north shore.

You always see people coming to watch the kite boarder and surfers just ripping it up. Paia Town is worth a visit. You have Mana’ Fish House, an island favorite. I bet you have not been to Flatbread for organic open fire baked Kalua Pig pizza. This is a fun place for the family. Another favorite is the Fish Market, a favorite of world travelers. Here you will dine next to people from all over the world. I have been invited to France from a French doctor/kiteboarder while dining. You even get a few Celbs cruising through.

So winter time on Maui is a great choice for an island get away. Wailea beaches have been amazingly beautiful; I see a lot of really tan and happy Maui travelers. So stay warm and see you again on Maui.

Winter Season in Maui!



I would have to say that winter time is my favorite time in Hawaii. The weather patterns are always changing, giving way to southerly winds, and brisk beautiful mornings. You will experience days when Haleakala Crater and the West Maui mountains are so clear and beautiful! Maui has been offering up gorgeous beach days on both sides of the island.

I was driving back to the north shore from a Kihei open house at Kauhale Makai condominium. The south winds were really blowing hard. I stop to watch the kite boarders, and windsurfers in front of a popular wind surf spot in North Kihei. It was amazing that they were even in the water it was so windy. They were just having a blast charging in the wind.

On a Kona wind day I love surfing outer reefs at Kahana Beach Park by the airport. There were stand-up surfers and long-boarders out in over head surf. It was a great day to get out and surf. After 2-hours I was pretty tired and head in for a cappuccino at Maui Coffee Roasters, in Kahului. Life is good on Maui.



Talking with a lot of visitors that I meet at out Wailea sales office, or at open houses. The general feeling is yes the economy is bad. The fact is they love Maui, our beautiful beaches, and the life style offered here. This morning I was talking to a lady from Park City, Utah. Just a couple days ago she was in fresh powder skiing and loving it. She said she would trade the skiing for a little place on Maui, preferring Maui lifestyle. So what can I say, I agree with her. How to effectively sell your home in a slow Maui market?



So what can I do to sell my Maui home or condo more effectively? Pricing your home to current sales in the last three months is really important. Have your Realtor do a price comparable of homes recently sold. You might also think about getting an early appraisal.

This will also help all potential buyers get a reality check. In some cases, you might price a little under the last sell being the market is still slow and hasn’t hit bottom.
I would recommend getting an early home inspection. This will save you time, so your buyer has full disclosure. You can also list any defects, if you want to use an AS-IS Addendum. I would also recommend getting the termite inspection done during your inspection period, so that there are no late disclosures late in the game.

Very important is to use an experience Realtor. Marketing your home through the Internet is hugh. The number of buyers on line is close to 87%, and most likely they will see your home on line before they even walk in your front door. Networking with other realtors to promote your home is very important. I have sold homes from working out in the gym or surfing with other realtors. Realtors are always promoting their properties with each other. This can be very effective.

Last is curb appeal. Clean up the yard, and if needed, apply fresh paint. It is amazing what a few plants can do to add charm. Some times buyers are on line and they need a connection to your home. I would have to say that winter time is my favorite time in Hawaii. This year we have been having a beautiful fall. The wind has been mild and the days have been sunny. Maui offers many things to different people. If you are a diver winter is the beginning of lobster season and getting out between swells and scoring some lobster for dinner is a winner. As I was driving home past the Spreckelsville golf course. I was watching some men walking the last lap of the day on the course. They look like they were really enjoying themselves.


When I am working in Wailea, and I pull into town in the morning. Wailea is just one of the most beautiful places you would ever want to visit. I always notice visitors out for a morning run through town or on the beach. Getting out on the ocean is always a winner. That could be surfing or taking a snorkeling boat trip to Molokini.

A favorite for many visitors is taking the day trip to Hana. A lush tropical setting with countless water falls. Stop on your way and go for a swim in one of many pools on the way. Winter time visiting upcountry Maui is well worth the drive. How about an early morning sunrise trip to the crater. Just make sure you bring a jacket. On your way down stop by the Lavender Farm in Kula. Very beautiful setting with Lavender gardens and incredible bi-coastal views. So what ever interest you there is something for everybody on Maui. Maui’s north shore has just been beautiful this last week. As we head into spring we have been having windless sunny days that look like summer time. The surf on the north shore of Maui has been perfect for over a week. It makes you thankful you live on Maui. 1. Number one on their list is Huntington Beach California. Okay I was surfing there in June while visiting and the water did seem nice, with a deep pacific blue Hume and I love that west coast salty air aroma. So I am going to give Huntington two thumbs up.
2. Hampton Beach N.H. This is a New England favorite with tourist. It does not have the run off problems from farm activity. Haven’t been there but looks like a nice place.
3. Magic Island Beach (Honolulu) I have to admit I haven’t spent time on this beach. Myself I prefer the north shore or Waikiki for some fun long boarding. As far as clean beaches go I will have to check it out.
4. Ocean City, Maryland. If you like board walks and long beaches this is looking good. Once polluted it has been cleaned up and a local favorite.
5. Okay here is a big winner. It has nothing to do with as I am writing this top ten list I am looking out my office window at Wailea Beach. This is a no-brainer. Blue sparkling water with perfect weather, what more could you ask for. Oh by the way here is a link for Wailea Beach Villas where Iam working today to check active properties in the Villas.
6. Park Point (Duluth, MN) this is on Lake Superior. This place is protected from sewage and run off. While it is not the east or west coast it is an awesome beach.
7. Laguna Beach, Calif. This resort town is known for its world class beaches and artist community. A favorite for Southern California. I really enjoy the beaches in North County San Diego. Great beaches and coastal communities
8. Okay back to Hawaii, Salt Pond Park Kauai. It is actually an inlet and is protected by a rock reef making excellent swimming and diving.
9. Bolsa Chica State Beach, Calif. Beautiful stretch of beach. My one complaint is giving me a break on the meter fees. I had to cut my surf session because I didn’t have ten dollars in quarters. Where is the love?
10. Last but not least is Poipu, Kauai; this is Hawaii’s forth largest Island. In 2007 Sherman’s rated this one of the top 10 beaches in the world. I happen to think Kauai has at least 10 top beaches in the world. I love Hanalei.

So there you go. If you on the west or east coast you have options. So grab your coolers and beach gear and have at it.

Working in Maui

I Love My Job!


As Realtors we have the opportunity to have a pretty flexible lifestyle. If your are from Aspen or Tahoe you might start your day with a couple powder runs to get the day started. It’s a great way to start the day. You might even take your clients out to show them some of your favorite runs.
I have a lot of friends that are serious golfers and they are on it early in the morning before work. So we have the opportunity to manage our time for a little R&R or get out and enjoy ourselves. What other job is there that we can work hard and still be able to slip in some quality time for our selves.

Today I am working at Ho’olei Wailea sitting on the project site. Today is kind of a slow day and it’s actually raining from the Kona Winds that brought in the rain.

Ho’olei is a new project with 120 luxury town homes. I feel lucky to be working in Wailea, it is slower but with prices running up to $10M. You gotta ask your self do you feel lucky today. So yes I do love my job. I have another hour and them I am off for a board meeting if you know what I mean. The north shore winds are still and the waves are small. So I am going to bust out my stand up board for an afternoon work out.

So my job can be challenging at times, escrows, clients, bail outs,slow market and mortgages. We still have a life; it’s not all about work. I love my job but this does not define who we are, it’s just a job. You need to get out and mix it up, It keeps you fresh for the next day. In a slow market you need to keep refueling your tanks and keep the stoke going. Business will happen so mix it up and keep it fresh. Go burn a few powder runs or jump on your mountain bike and burn some energy. The main thing is stay in the moment and good things will happen.

Got Paradise Maui HawaiiI was working at one of our sales sites in Wailea. This couple came in from Scottsdale Arizona to view the model. They mention that they sold their Wailea Maui oceanfront condos a couple of years ago. They also mention that they were retiring and wanting to spend more time on Maui. I mention that I heard it was nice in Scottsdale. He look at me and said do you see that view as we both looked over at the beautiful ocean view and a clear windless day. I said say no more that is the reason I have been here for over 36 years.

Okay the economy is slow but people are not going to stop coming to Maui. The reason is this place is just too beautiful, clean warm ocean and just a skip across the pond. So there might be a speed bump in the economy but people are not going to stop coming to Maui.
