Maui has always been a destination for people looking for sun and great beaches. The upper end of the market has slow down, but will survive. Looking for a Realtor!

So how do you find the right Realtor? One of the most common ways is word of mouth. Maybe a friend of a friend, from a neighbor that might recommend a Realtor. Word of mouth is always a good source, because they have first hand experience. Then there is the auntie that has a real estate license. You might have heard this, I have to list with my auntie or I am in serious trouble. Usually with this process of finding an agent you are all ready in trouble out of the gate. If your auntie is a professional, by all means use her. Other wise keep looking.

Then there is the agent that is diligent in sending out farming material to neighborhoods. This to me is a sign of a hard working real estate agent worthy of an interview. From there you can access from their presentation and marketing plan if this might be your agent. Another way that is effective is on the internet. You can learn a lot about an agent from there ranking and how efficient they are as far as internet technology. They might also have a bio-page, and you can get a feel if this might be the right agent for you. From there you proceed with the interview to see if it’s a fit.

Bottom line you’re looking for an agent with years of experience in the market place, integrity, positive attitude, and good working relationship with other agents in your community. New Stimulus Tax Credit For Maui Real Estate Buyers

The new economic stimulus tax credit that is waiting to take effect March 26, 2009. It is a great opportunity for first time Maui real estate home buyers.

1. Up to $8,000 refundable tax credit if you buy a home between March 26 and December 31, 2009.
2. You must be a first time homebuyer, But if you have not owned a home in the past three years, you qualify as that first time homebuyer.
3. You have to use the home you buy as your principal residence, not a second home or investment property.

Here’s how it works:

1. "Refundable" means that the credit is deducted from whatever you owe on your Federal tax return for 2009 (the one you file in April, 2010.) If you owe less than $8,000, the difference is refunded. For example, if you owe Uncle Sam $6,200 before the credit, IRS will send you a refund check of $1,800 after applying that credit.
2. You don't have to file any special forms or papers now to get the credit – you'll do that when you file your tax return next year.
3. There is a limit on the amount of the credit if your Modified Adjusted Gross Income is more than $75,000 for single taxpayers or $150,000 for married couples. Above those limits there are some partial credits available. The tax forms for 2009 will probably explain what to do about the limits, but you should consider consulting a tax professional like a CPA or Enrolled Agent.
4. You do not have to repay the credit in the future unless you sell that house before you live in it for three years. In that case the full credit will be taken back at settlement.

Winter Season in Maui Hawaii

Winter Season in Maui!



I would have to say that winter time is my favorite time in Hawaii. The weather patterns are always changing, giving way to southerly winds, and brisk beautiful mornings. You will experience days when Haleakala Crater and the West Maui mountains are so clear and beautiful! Maui has been offering up gorgeous beach days on both sides of the island.

I was driving back to the north shore from a Kihei open house at Kauhale Makai condominium. The south winds were really blowing hard. I stop to watch the kite boarders, and windsurfers in front of a popular wind surf spot in North Kihei. It was amazing that they were even in the water it was so windy. They were just having a blast charging in the wind.

On a Kona wind day I love surfing outer reefs at Kahana Beach Park by the airport. There were stand-up surfers and long-boarders out in over head surf. It was a great day to get out and surf. After 2-hours I was pretty tired and head in for a cappuccino at Maui Coffee Roasters, in Kahului. Life is good on Maui.



Talking with a lot of visitors that I meet at out Wailea sales office, or at open houses. The general feeling is yes the economy is bad. The fact is they love Maui, our beautiful beaches, and the life style offered here. This morning I was talking to a lady from Park City, Utah. Just a couple days ago she was in fresh powder skiing and loving it. She said she would trade the skiing for a little place on Maui, preferring Maui lifestyle. So what can I say, I agree with her. Maui Events For 2009 New Year

So what is new on Maui for the New Year? I try to keep this blog update with Maui real estate information. Also equally important is what to do on Maui. So here area a few Maui events coming up we should all know about.

In January the Maui Film Festival presents. MAAC Candlelight Café & Cinema Entertainment weekly films. Dinner and a show in the Yokouchi courtyard. If you haven’t experienced an evening out at the MAAC, you’re in for a treat.

February 6th at the MACC, Tango Now, at the Castle Theater. Enjoy the mystery of Argentina Tango.

How to effectively sell your home in a slow Maui market?



So what can I do to sell my Maui home or condo more effectively? Pricing your home to current sales in the last three months is really important. Have your Realtor do a price comparable of homes recently sold. You might also think about getting an early appraisal.

This will also help all potential buyers get a reality check. In some cases, you might price a little under the last sell being the market is still slow and hasn’t hit bottom.
I would recommend getting an early home inspection. This will save you time, so your buyer has full disclosure. You can also list any defects, if you want to use an AS-IS Addendum. I would also recommend getting the termite inspection done during your inspection period, so that there are no late disclosures late in the game.

Very important is to use an experience Realtor. Marketing your home through the Internet is hugh. The number of buyers on line is close to 87%, and most likely they will see your home on line before they even walk in your front door. Networking with other realtors to promote your home is very important. I have sold homes from working out in the gym or surfing with other realtors. Realtors are always promoting their properties with each other. This can be very effective.

Last is curb appeal. Clean up the yard, and if needed, apply fresh paint. It is amazing what a few plants can do to add charm. Some times buyers are on line and they need a connection to your home. You watch all the reality shows to clean up the junk and spruce up the place to help sell your home. Well it really works. So if it is time to sell your castle. 1. This one is a know brainier, we have great weather through out the year. Wailea has perfect weather. Not to windy and lots of sunshine all year long. The rest of the island is so diverse as far as weather goes. Upcountry in the winter can have snow capped Haleakala carter in December. The north shore is more tropical and lush. It can be rainy at times but that is what makes it so beautiful.
2. For all you golfer’s we have world class golf courses in Wailea and Kapalua over looking incredible ocean views.
3. We have some of the finest world class hotels like the 4-Seasons and The Grand Wailea Hotel and Spa.
4. Maui has some of the finest beaches in the world from Wailea/Makena, Napali, Kaanapali to Maui’s North Shore.
5. Hana Maui is like an island unto it’s self. The drive is so beautiful to Hana with water falls and fragrant flowers. I love to stop at Hana Hotel and have breakfast. The Hotel is so Hana and the food is ono. Most people just drive to Hana and drive back. Get out of your car and go for a hike at the 7 pools and jump off some cliffs into some cool refreshing pools. Go down to Hamoa Beach and enjoy the day and kick back. It feels like you are in Tahiti.
6. A must visit is a sunrise drive up to the Haleakala Crater. There is something spiritual about a morning sunrise at the crater. Make sure you bring a jacket.
7. A visit to up country Maui to old Makawao Town. In the old days this was a cowboy town. During the 4th of July Rodeo it was not uncommon to have a drunken cowboy ride his horse into the local watering hole. Things have changed now they leave the horse our side.
8. Visit North Shore Maui for some amazing surfing and windsurfing at Hookipa beach Park. Hookipa is my home break, where my sons grew up surfing. On a Hugh day you can watch some of the best windsurfers in the world riding some amazing waves.
9. Kanaha Park is a very international windsurfing spot. You will meet people from all over the world and it brings them back every year for the trade winds and good sailing. This is my favorite place to sail.
10. Paia Fish market on the north shore has great fish sandwiches and tap beer. A favorite of visitor and locals a like.

So with Maui being such an incredible place this will continue to do well in the Maui real Estate market.

Maui Visitor Count is up for October.


Last month September was pretty quiet on Maui. September is usually a slow month but we were still off 25%. I was talking with some people froom the Grand Wailea Hotel and they said there numbers are up for the month and looking stronger for the rest of the year. My daughter in law is the manager for Chico’s womens retail clothing store in The Shops at Wailea. She was saying their number of shoppers is way up from last month so this is a good sign. I have been talking to owners in Wailea that for various reasons are making a lifestyle change and downsizing there homes. So this is all good new with so much bad news these days. Talking with lenders some of oour local banks like First Hawaiian Bank aand Bank of Hawaii are actually really in good shape. They didn’t get into the sub-prime market so they are actually pretty solid. So I do think heading into the new year may not be a record year for real estate sales. It will be business as usuall.

California visit!

California Visit!

I just took a week off to go to my Daughters graduation at FIDM design school in downtown L.A. The weather was over 100 degrees which is really nice if you are in a pool or at the beach. Lucky for me I had a chance to surf some over head waves in the North San Diego area. You have to love California when the weather is nice and blue skies and the ocean has that deep blue hue to it. What was really nice were the pods of dolphins that were abundant in the surf. You get the feeling God created them as guardians of the sea. They are so friendly and have been know to rescue people and even save people from sharks. My daughters boyfriend keep telling me there were Great White Shark Siteing in the area. I told him I wan’t to concerned we surf with Tiger Sharks all the time, not that they don’t unnerve me if I run into one.

What really amazed me was that gas was just as high as in Maui. I notice that people are doing the same shuffle and adjusting of there lives with the high gas prices. It seemed that every day prices jumped even higher. What also amazed me about California is that there are a lot of people living here. So why is there a slump in the market, okay prices needed to correct from the climbing prices of two years ago. So I see signs, come in and check out foreclosure sales. You can’t leave out a visit to Disneyland. I had a great time there with my daughters. Disneyland will always bring out the kid in you.
