Maui Oceanfront Real Estate

Maui is a amazing place to call home. Living on the beach just gets a little bit better. One of my favorite places on Maui, is Spreckelsville Maui, just north of the kahului airport.
From Maui's northshore, you are steps away from Paia town. Paia is an old plantation town, which now is a very hip beach community. There are great places to eat like at Paia Fish market, great fish sandwiches and great company. Another popular restaurant is Flatbread, organic Pizza,hmmm.
Paia also has great shopping and heath food store, which is a island favorite. Paia is also the center of the surf community. You will cross paths with world class windsurfers, kiters and surfers. Maui's north shore attracts an international community of athletes, coming to enjoy the perfect weather and surf. So if you are interested in Maui's northshore real estate market give me a call. Spring Break Maui

Spring Break Maui!



Can you believe that it is March all ready? We are entering spring
vacation, and things are still pretty busy. Usually I like to talk about
the Maui real estate, but I will get to that later.



I was thinking, when you plan your trip to Maui. How about
checking out Maui events. There are actually a lot of things
to do on Maui. If you like golf, there are a number of tournaments,
Kapalua Golf Tournaments, how about a concert at the
Maui Arts and Cultural Center. My wife and I just saw Michael
McDonald, and Bozz Skaggs, beautiful out door concert.

Art Maui at the MAC,is going on right now. The Castle Theater
is a world class theater for plays, circus acts from China,
how about Tony Bennett in the Castle Theater.
A fun day would include a trip out to the winery, at
Ulupalakua Ranch, a beautiful way to spend the day.


A lot of Kihei, and Wailea folks like to get off the beat
and path, and visit the old plantation town of Paia.
Everyone sooner or later passes through Paia. Sport jocks, movie
stars, locals, and musicians all gather at Paia's favorite eating
establishments. Couple of my favorites include,
Café Des Ames for crepes, and excellent curry dishes.

The Fish Market has excellent seafood food, in a casual setting. Right
acrossthe street is Flatbread. Their organic pizza is an island favorite.
Let's not forget Mama's Fishhouse, located right on the ocean
in Kuau. If you venture into Wailuku, I really like Café Olei. Food is
excellent, with a San Francisco flare to the restaurant.


How about a night out at the Maui Film Festival, offering movies at the
MAC year round. Dinner and a movie, perfect date night.
Then you don't want to miss The Wailea Film Festival, this is a big
annual evernt on Maui. So if you are checking out Maui, plan a head
for many of Maui's upcoming events.

Whole Foods has opened on Maui, and is a big hit. I like the salad and
hot food bar, for a quick bite to eat. You might even catch a movie
while you at at the Maui Mall.

On a real estate note, it has been picking up, writing a lot of contracts
and opening new escrows. I just put a beautiful Maui Meadows home
in escrow, listed at $1,499,000. Kihei has also been hot. Condo prices
from $339K for Kamaole Sands unit, to $1.4 million for Mana Kai on the
beach. So if you have any interest in Wailea/Kihei, let me know.



Upcountry Maui has some amazing properties on the market. How
about 5 acres, beautiful 2-story home, with guest quarters, ocean
views
from the north shore, to Maui's south shore.
This is a gated community for $1,999,000.

On a side note, P-2 in Hoolei went into escrow at full price. P-5 they

are looking at rising the price a couple hundred thousand at the end of
the month, So prices look like they are moving up in Hoolei. So long

In the Maui real estate market, if you are looking at selling your Maui home. Here are a few tips to think of when preparing your Maui home for sale.

Thinking of selling your Maui dream home. Here are a few tips I would recommend.

• A little paint can make a major change to a home. It's always a good idea to put on a fresh coat of paint before you place your home on the market. It gives a buyer a feeling of a new home and that the home has been well cared for over the years.
• Also consider doing a few minor projects that make a Hugh difference. Complete a check list of things that you can have a handy repair, or do your self in enhance the property.
• Traditionally, homes have always had carpeting in the bedroom areas and maybe tile flooring in other parts of the house. If your carpets need cleaning, now is a good time. You might consider replacing them if they are worn to help bring a higher selling price.
• I would recommend creating a better flow between the indoor and outdoor living areas. If you have clutter, get rid of it. You want a clean flow from when you first step on the property. You will be packing at closing time, so you might as well get rid of cluster inside and outside of the house. This will make great curb appeal.
• These days, out dated lanai’s furniture, high-maintenance landscaping or over grown plants that run away in the Hawaiian climate. I know I have made mistakes planting little potted plants only to have them turn into giant nightmares. Over planting can kill buyer interest in a home almost as quickly as old shag carpet. You want a clean presentation when potential Buyers first step in to your yard. Get rid of old cars, lawn mowers, unsightly objects.

• Landscaping often makes the difference between a prospective buyer getting out of the car for a closer look at the house or simply driving on to the next house with curb appeal. Good landscaping can provide more bang for your buck than almost any other home improvement -- provided it's done right.
One of the biggest tips I can give you is getting rid of the junk. Why wait till you move, do it now. Created space and flow through out the house. It will bring a calming effect to your home buyers. In a slower market you need to take every advantage to sell your home. So what are you waiting for, get busy.

It's a great time to visit Maui

It is a great time to travel to Maui!


Okay the kids are back in school and summer is winding down. People are beginning to settle in for the fall season and then on to winter. Things are pretty quite on Maui right now. With oil prices coming down you are seeing some pretty good air fares which we have not seen in a while. The hotels are not as busy as they have been the last 5-years.

If ever you were thinking of coming to Maui this is the time. Already the winter season it is starting to book up talking to the hotels. This is the time between times and a great time to grab some great values. The hotels are offering some pretty great rates like I haven’t seen in a while.
