Wailea/ Makena Maui Real Estate Sales for 2010




Aloha, and welcome to my Maui blog. I listed Wailea Maui real estate sales for 2010, for all Wailea Maui condominiums currently pending, and sold for 2010. The Maui real estate market has picked up from 2009, with prices finally hitting and bouncing on the bottom. Together with low interest rates, the Maui real estate market has been picking up steam. In Wailea/Makena we have recently seen some big sale. Wailea Maui oceanfront condo at Wailea BEach Villas, recently closed at $12 million. We also had a couple Makena Maui oceanfront homes closed at $17 to 18 million, pretty impressive. So if you are looking for Wailea condos, or Makena oceanfront homes, give me a call. Hiking in Up-Country Maui!


Have you ever considered hiking the mountains of Haleakala Crater? There are amazing trails in Kula Poli Poli Park. You can also venture over to Olinda side of the mountain off of Pihilio Rd. You can hike Maui’s wilderness trails with out lions, tigers, and bears. A lot of visitors never even new that Maui has an amazing eco-system, that has an ever changing micro climates as you change elevations and geographic area’s.

I work in Wailea, Maui, but I play on the north shore and upcountry. Haleakala offers pristine valleys and lush windward slopes for your hiking pleasure. On your hikes as you climb the mountain terrain, you will see Java Plum trees, different varieties of sandalwood trees, Ohia trees, paper bark trees, and Eucalyptus varieties include, rainbow gum and rainbow bark. Some times you might even come across an Acacia Koa, which the Hawaiians made their canoes from.

While Maui has some of the best beaches in the world, a little un-known fact is Maui has some awesome forest and hiking trails. There is National Park, and State Land that is available for your enjoyment. Just make sure you leave it in the condition when you came. The menuhune’s are watching.

The diversity of plants and trees in the forest will amaze you. As the sun changes direction, the light that filters through the forest sets off the colors in brilliant display of light and colors. Hawaii possesses some of the world’s rarest plants, insects, and birds in the world. There is a booked called Hiking Maui that maps out dozens of hiking trails.

The New Rich

The Rise of the Super Rich.

I was watching a special on TV about the rise of the super rich. It is a new bread of young wealthy people. Who are these people that slip under the radar. They are Hedge Fund Traders. Real Estate investors and players in the Hi-Tech world. What is different about this new generation of wealth is that they spend big. This group is the $30Million and up. They interviewed a woman that started her own internet business and her worth was $10 million. She was sharing that she did not consider her self rich. She was saving that she did not have the luxury of living the life style of the rich and famous.
Back to the $30Million and over group. Buying private jets went up 30% from 2001 even with fuel prices what they are. They vacation big to and there is actually a lack of vacation destination to care for this growing group. It is not uncommon to purchase $26 million dollar homes then in two years have the need to find something bigger and grander. Are there any real estate agents out there that can take care of these people?
On this program they were interviewing stores clerks and owners on Fifth Ave in New York City. According to sale people in these fashion hot spots there is no recession. Women are buying name brand designer bags at $18,000 a bag. How about $2,500 for a pair of shoes, pretty crazy. So the good news is there is still money out there and the Super Rich are still out there buying 2nd and 3rd homes and taking expensive vacation in a lot of our back yards. As for me I am going back to work and to my humble home sweet home. I will have my eye open for that perfect $25 million beachfront home in Makena Maui for sale,.

Wailea Maui is raining at last!

I am sitting at the up desk in The shops at Wailea at our main office at The Wailea Group .I look up and it is just pouring rain. It has been really dry for months. Wailea is actually desert area but with all the irrigation it is always lush and green. With five world class golf courses they are kept in top shape and looking good it reminds me of sound of music with the rolling green hills. Actually in the evening you will sometimes see deer coming down to the golf courses to dine on the greens and half an afternoon drink. Wailea has been busy with the tourist industry.
We have a few clebs in town Sugar Ray Leonard and one of the main actors from White Chicks with the Wayman Brothers who played Terrell; By the way it is a really funny movie if you did not see it. So I am sitting here writing an offer on one of our projects and really enjoying a fresh rain. The north shore which is the rainy side of the island and my home for over 30 years has been real dry. I have had to bring in mulch for my fruit trees and tropical flowers to keep them healthy. So it’s a great day on Maui and I am loving the rain.

Maui Real Estate and higher Interest Rates

How will current interest rates affect the Maui real estate market? It looks like the Feds are going to raise the 30 year loan to 6.38%. They were saying that it most likely will not becoming down any time soon. So the window for low interest rates looks like they are over. The reason the Federal Reserve Chairman gave for the increase rate is to cut off inflation. So how will this affect an already slow real estate market? To compensate for higher rates I believe we will see a lowering of house values if real estate is going to sell.

Sellers are going to have to be on the money in pricing their homes. Also an option is agreement of sales or Purchase Money Mortgage might come into play. I think we will see more incentives from developers to move all ready built out inventories. It is a crazy market place we are in and what we are looking at is adjusting to the way we are use to doing business. We will need to be more creative in the market place. Change is not a bad thing. It is only a bad thing if we don’t read the writing on the wall and change the way we do business. Some will adjust and survive and be stronger when the market turns and others will die on the vine and are already looking for other ways to make a living.

It’s a beautiful day on Maui!

There are many events happening today on Maui. The Maui Film Festival is on in Wailea Maui. This is a Hugh event that will go on all weekend with new movies, food, music and lots of fun in Wailea. In Kihei Maui Hope Chapel is putting on a 10K run to raise money for Kit Lauer who is a senior pastor and good friend to all. He has been battling with cancer so this is a Hugh boost for him. It is also Father’s Day weekend so to all you father’s I hope you have a great day.
